The Duchy of Cornwall, which has a long tradition of building high quality housing in Kennington, has now submitted a planning application for the redevelopment of two linked sites at 60 and 65 Sancroft Street.

The plans are to protect and refurbish 60 Sancroft Street to deliver 16 new Independent Living apartments for young people (18-25 years), carefully managed by the well-respected Centrepoint charity.

We are also seeking to build 23 new private and affordable homes in a new, attractively designed mansion block at 65 Sancroft Street. Our proposals have been carefully designed to respect the amenity and privacy of our neighbours, as well as to complement the existing architectural character of the area.

UPDATE: June 2025

Our planning application for 60 and 65 Sancroft Street has been updated to respond to Environment Agency guidance on flood risk. While the refurbishment plans for 60 Sancroft Street remain unchanged, the new-build at 65 Sancroft Street has been amended to ensure all sleeping accommodation sits above the required flood level. This has been achieved by raising the ground floor level of the main five-storey block by less than a metre and introducing gentle ramps, while the three-storey eastern block now contains duplex apartments with bedrooms on the upper levels.
These changes have minimal external impact and maintain high standards of design, accessibility, and residential quality. The affordable housing offer remains compliant, with adjustments to apartment locations, and the scheme continues to exceed required space and daylight standards. Minor modifications have also been made to landscaping and rear amenity space, with no additional impact on neighbouring properties. Overall, the proposals continue to align with planning policy and community needs.
